.A former farm in an elevated setting outside the village of Llanbedrog, three miles from Abersoch, 1 mile from a pub and convenience store and 1.5 miles from the sandy beach. The house stands at the end of a farm track which meanders through agricultural land with livestock (hence strict rules regarding the dog which is to kept on a lead at all times and the garden gate will need to be kept shut whilst you are in residence). There is also abundant wildlife including hares, pheasants, passerine birds and birds of prey.  The distant views across Cardigan Bay to the whole of Snowdonia and the mid-Wales coastline are breathtaking. There are many attractions in the area including pony trekking, Quad biking, World Class Yachting at Pwllheli marina, delightful country pubs and a whole lot more.

ACCOMMODATION: Three bedrooms (all doubles) with the front two enjoying views over rolling countryside to Llanbedrog headland, the sea and Snowdonia. Two bathrooms (the one on ground floor has a power shower over the bath and a narrow doorway with low headroom). Kitchen/dining room with table that extends to seat eight people, electric cooker, microwave and a fridge. Living room with double sofa bed, electric heater, flatscreen Freeview TV, DVD, video player and fish tank – daily feeding of fish will be a chore for you on holiday at this property, as will ensuring the bird table in the garden is stocked for the many varieties of feathered friend that have grown accustomed to the generosity of the benevolent owner of the house who will be away for the summers of 2012 and 2013. As a reward for obliging with these tasks you are welcome to partake of the nuts, apples and other fruits that are farmed in the property’s kitchen garden which stands adjacent to a former farm outbuilding which is in need of renovation. Indeed, plans are in hand to apply to convert said building into a holiday property some time in the future – handy perhaps for a return visit with a larger party in years to come?  The grounds also encompass a small well (which is why it is not suitable for young children) and are close to a footpath which leads up to the “jam pot” trigonometric point from which the views are even better.

The fee includes all bedding, a small library of videos and DVDs and Wi-Fi internet access in most rooms.  The property is let from a Friday to Friday.
